High Quality Appraisal Reports
Our standard report is a comprehensive, multi-page document, complete with interior and exterior colour photo’s, maps (area, city/town, site, aerial/satellite and comparable sales), house plans, condominium plans or measured drawings that identify all aspects of the property being appraised for easy reference by the reader.
The appraisal software we use is the most recent version available from ACI.
We have direct on-line access to the Alberta Land Title system, the Spatial Plan Index (SPIN) for plans of subdivision, condominium plans, land titles and other registered documents. The Calgary Real Estate Board MLS© database provides up-to-date sales and listings including photographs, historical property data and market data so that our information is current and detailed.
CREB Maps and Google satellite images are sources we rely on for information regarding site location, size, configuration and influences by other properties.
Residential dwellings are measured using the Residential Measurement Standard (RMS) as required by the Real Estate Council of Alberta (RECA) to provide accurate and consistent property measurements of properties we appraise and properties we compare them to.
The reports we prepare are digital and can be transmitted electronically utilizing Adobe’s Portable Document Format (PDF) files allowing us to deliver a complete, paperless, multi-page report, as an e-mail attachment. Printed reports can also be provided.

Short Turn-Around Times
A completed report will be sent to you within 24 to 48 hours of the initial property inspection on most residential properties. Same day service can also be provided when needed. We will contact you if access to the property is difficult or the complexity of the appraisal demands more time than previously stated.
